Our wealth of experience in Countryside planning has allowed us to advise clients regarding proposals in areas such as Green Belt, which have strict Council policies and regulations controlling development.
We offer a comprehensive service in advising clients regarding the local, regional and national planning policies applicable to their site and proposal.
As part of this service we also undertake Pre-application enquiries with the Council on behalf of our clients, in order to seek a positive outcome for their applications.

Domestic Our Domestic projects have covered a range of proposals for all types of extensions from new dormers to garages, conservatories, roof-lifts and loft conversions. We can prepare plans and applications for any sort of modification to a home, property or land. We also cover Land Registry work and can prepare the necessary plans.
As part of the domestic work we have worked for clients with properties in conservation areas. This work has included, Listed Building Consent applications; such as Grade II listed Barn to dwelling conversions and applications in special landscape areas such as AONB.
Commercial Our Commercial development projects cover a very wide range, from Engineering & Fabrication Workshop Buildings, Agricultural Buildings, Livery Stables and Riding Schools, New Shops, Garden Centres & Horticultural Sites, Nursing & Retirement Homes, Holiday Lets and even new Microbreweries.
We have successfully achieved planning consent for many types of different businesses, whether they are new or established. Our experience enables us to give the right advice concerning specific commercial projects, which often require extra work to satisfy the Local Planning, Environmental Health and Highways Departments.
New Housing Developments We have a wealth of experience in new housing development projects and are fully abreast of changes to the planning system concerning the need to build new homes. Our projects range from 1 and up to 33 new builds, in the rural and urban areas. As part of this service we provide full sets of plans and designs for the site including landscaping, drainage and access arrangements.
We liaise with other specialists and advise our clients on the costs and procedures of these major scale projects. Recent success stories include a scheme for 16 new homes in a conservation area in Rochdale, which despite being a complex and drawn out application, our close work with the Local Planning Authority ensured a successful outcome. Other projects have achieved the ideal home in the dream location for clients who have battled for years with the Council. We also undertake many change of use applications for new residential dwellings; from barn conversions to nursing homes converted to apartments.
Other Services We also cover Certificates of Lawfulness, Appeals and Enforcement cases and can assist in situations where the Council have served notices concerning unlawful development, breaches of planning control or abatement orders. Our experience in this area enables our clients to avoid prosecution.
